The UAE Golden Visa was first launched in 2019, with significant updates approved by the government in 2022.

There are several categories eligible for the UAE Golden Visa, but the most popular and straightforward option is the Real Estate Investor route.
Real estate investors can qualify by purchasing a property with a minimum value of USD 545,000 / AED 2 million. This investment can be made via cash payment or mortgage, and applies to both off-plan and completed properties.
For off-plan properties, the title deed is issued after paying 24% of the property value (20% deposit plus 4% Dubai Land Department fees). For completed properties, the title deed is transferred upon successful ownership transfer, regardless of payment method.
